MORE THAN A QUICK FINAL CLEAN
A move-out clean is completed after months or years of ordinary use. Once furniture and belongings are removed, buildup becomes visible in places that were previously covered or difficult to access.
Black Haven’s move-out cleaning service is designed to address the property systematically and leave it in a clean, professional condition for inspection, sale, turnover or new occupancy.
Depending on the approved scope, cleaning may include:

Final Property Review
Before completing the service, we review our work, photograph the finished property and document any maintenance concerns in the service report.
PRICING AND MINIMUM BOOKING
Move-out cleaning is billed at $50 per cleaning hour, per cleaner, with a six-hour or $300 minimum.
A cleaning hour represents one hour of work completed by one cleaner. For example, two cleaners working for three hours equals six cleaning hours.
The final time required will depend on:
Property size and layout
Number of kitchens and bathrooms
Current condition
Amount of buildup
Whether the property is empty and accessible
Number of cupboards, drawers and storage spaces
Appliances and add-ons selected
Requested level of detail
Custom quotes are available. Larger properties or homes requiring extensive cleaning may require a walkthrough, photographs or a detailed scope review before scheduling.
STANDARD MOVE-OUT OR RESTORATION CLEANING?
Standard move-out cleaning is intended for a property with ordinary residential dirt and buildup.
A property may require speciality or restoration cleaning when it has:
Significant long-term neglect
Heavy grease or accumulated residue
Nicotine or smoke contamination
Extensive pet hair, waste or odours
Pest-related contamination
Bodily fluids or other hazardous conditions
Multiple surfaces requiring repeated cleaning passes
Restoration cleaning is billed at $100 per cleaning hour and requires a custom assessment.
If the information or photographs indicate that restoration cleaning is more appropriate, Black Haven will explain the recommended service before confirming the appointment.
HOW THE BOOKING PROCESS WORKS
1. Submit Your Service Request
Provide the property address, size, move-out date, required completion date, current condition and requested add-ons.
2. Send Property Photographs
Clear photographs help us understand the condition and provide a more realistic time estimate. Include the kitchen, bathrooms, main living areas, floors, appliances and any areas of concern.
3. Review the Proposed Scope
Black Haven reviews the information and may request additional photographs, ask further questions or arrange a walkthrough.
4. Approve the Service Plan
You will receive the applicable pricing, minimum booking requirement and proposed service scope. If you have a maximum budget, tell us which areas should receive priority.
5. Receive Appointment Confirmation
The appointment is reserved only after Black Haven has reviewed and confirmed the request.
6. Receive Your Service Report
After the appointment, you receive a professional report summarising the work completed, important property observations and any areas that could not be completed within the approved scope or cleaning time.
PREPARING FOR YOUR MOVE-OUT CLEAN
For the best use of the scheduled cleaning time:
Remove personal belongings and garbage.
Ensure electricity and running water remain available.
Make sure Black Haven has confirmed access instructions.
Tell us about damage, delicate finishes or areas of concern.
Confirm the required completion or inspection time.
If belongings prevent access to an area, that area may be omitted or may require an additional time to make the area accessible for cleaning.

Cleaning can remove dirt and buildup, but it cannot reverse permanent staining, worn finishes, deterioration or existing property damage.
FREQUENTLY ASKED QUESTIONS
Does the property need to be completely empty?
No, but an empty property allows us to clean more efficiently and access cupboards, closets, floors and areas that were previously covered. If belongings remain, we will move them when reasonable to make areas accessible for cleaning.
Can cleaning be completed before everything is moved out?
Yes, but areas blocked by furniture, boxes or personal belongings cannot be fully completed. A return visit may be required once the property is empty.
Can I set a maximum budget?
Yes. Tell us your maximum approved cleaning time or budget and list the highest-priority areas. We will work through those priorities in order, but completion of the entire property cannot be guaranteed within a restricted time-frame.
How long will the cleaning take?
Time depends on the property’s size, condition and selected add-ons. Move-out cleaning has a six-hour minimum.
Is oven or refrigerator cleaning automatically included?
Yes! Interior appliance cleaning is included unless you tell us otherwise. This ensures the required time is included in the service plan.
Will move-out cleaning guarantee the return of my damage deposit?
No. Damage-deposit decisions are made by the landlord or property manager and may involve damage, lease terms or other conditions outside the cleaning service. Black Haven documents the cleaning work completed and provides a detailed checklist with photos, but cannot guarantee the outcome of an inspection.
What if more work is discovered during the appointment?
Black Haven will document the condition and communicate when the approved scope or cleaning time is unlikely to be sufficient.
Does submitting a request confirm the appointment?
No. Submitting a Service Request places the property in our review queue. The appointment is confirmed only after Black Haven reviews the information, approves the scope and provides confirmation.
