MORE THAN A STANDARD CLEAN

Speciality and restoration cleaning is different from recurring residential cleaning or an ordinary move-out service.

These projects may involve:

SPECIALITY CLEANING SERVICES

Heavy-Duty Property Cleaning

For properties with extensive buildup that cannot reasonably be addressed during a standard cleaning appointment. We work through the home systematically, focusing on the areas that require the greatest attention.

Smoke and Nicotine Residue Cleaning

Smoke and nicotine residue can settle on walls, ceilings, cupboards, fixtures and other surfaces throughout a property. These projects often require multiple passes and careful evaluation of each material and finish.

Neglected and Vacant Properties

When a property has been left unattended or has not received regular cleaning, restoring it to a manageable condition requires structure and realistic priorities. We can help establish a starting point and work through the property in stages when necessary.

Pet-Related Cleaning

Heavy pet hair, residue and waste can affect floors, walls, baseboards, fixtures and difficult-to-reach areas. We assess the extent of the contamination and determine what can be safely cleaned within our service scope.

Post-Construction and Renovation Cleaning

Construction dust travels far beyond the immediate work area. We provide detailed cleaning of accessible surfaces, fixtures, interiors and finishing areas so the property is ready for its next stage.

Pre-Sale and Property Turnover Cleaning

For properties requiring more than an ordinary move-out clean, we can develop a prioritised cleaning plan focused on presentation, usability and preparing the property for sale, occupancy or further work.

RESTORATION CLEANING

Restoration cleaning is intended for properties affected by severe buildup, contamination or long-term neglect. It focuses on removing accumulated residue and improving the property through professional cleaning.

Cleaning cannot reverse permanent staining, wear, deterioration or material damage. During the assessment, we will explain which areas are likely to improve through cleaning and which may require repair, replacement or another specialised professional.

Restoration cleaning is billed at $100 per cleaning hour and requires a custom assessment before scheduling. The estimated time will depend on the property’s condition, size, priorities and the number of cleaning passes required.

2. Property and Scope Review

Black Haven reviews the information provided and may request additional photographs, arrange a walk-through or ask further questions before preparing the service plan.

3. Priorities and Expectations

We identify the highest-priority areas, discuss the available budget and establish a realistic expected outcome. Larger projects may be divided into stages.

4. Service Confirmation

Once the scope, pricing and service expectations have been approved, Black Haven confirms the appointment and provides the applicable service information.

5. Cleaning and Documentation

The team works through the approved priorities using Black Haven’s documented cleaning standards. Progress, completed work and important property observations are recorded.

6. Service Report

After the visit, the client receives a professional service report summarising what was completed, what was observed and any areas that may require additional cleaning, repair or specialist attention.

We understand that difficult property conditions can develop for many reasons. Illness, loss, changing mobility, financial hardship, tenants, pets, renovations and unexpected life events can all affect a person’s ability to maintain a property.

Our role is not to judge how the property reached its current condition. Our role is to assess it honestly, work respectfully and provide a practical path forward.

PRICING AND ESTIMATES

Restoration cleaning is $100 per cleaning hour.

Because property conditions can vary significantly, restoration projects are not booked as ordinary flat-rate cleaning appointments. Black Haven must first review the scope, priorities and available information.

An estimate is based on the visible and reported conditions at the time of assessment. If hidden conditions, additional contamination or substantially more work is discovered, we will communicate with you before proceeding beyond the approved scope or budget.

FREQUENTLY ASKED QUESTIONS

Do I need to clean or organise before you arrive?

No. We need to understand the property’s actual condition. If belongings or excessive clutter prevent access to the areas requiring cleaning, we will discuss what needs to happen before or during the service.

Can you guarantee that every stain or odour will be removed?

No. Results depend on the source of the staining or odour, how long it has been present and whether it has penetrated or permanently damaged the material. We will make a professional cleaning effort and communicate any limitations we identify.

Can I set a maximum budget?

Yes. We can work from an approved maximum budget and prioritise the most important areas. We will explain what can reasonably be completed within the available time.

Will the work be completed in one visit?

Some projects can be completed in one appointment. Larger or more severe properties may require multiple visits or staged cleaning.

Do you provide structural repairs or regulated remediation?

Black Haven provides professional cleaning services. Structural repairs and regulated remediation work are outside an ordinary cleaning scope. If the property requires another qualified trade or specialist before cleaning can proceed, we will let you know.

Does submitting a request confirm my appointment?

No. Submitting a Service Request places your project in our review queue. An appointment is confirmed only after Black Haven has reviewed the information, approved the scope and provided confirmation.
