Before listing photographs, the priority is visual presentation. Before walkthroughs, the home needs to feel clean, fresh and carefully maintained. After the seller moves out, the remaining areas can be fully accessed for the final move-out cleaning.

THE THREE-STAGE PRE-SALE CLEANING SYSTEM

STAGE 1: BEFORE LISTING PHOTOS

Prepare the home for its first impression.

Listing photographs are often a buyer’s first introduction to a property. Dust, fingerprints, streaked surfaces and visible buildup can distract from an otherwise beautiful home.

The Before Photos service focuses on helping the property appear bright, clean and well cared for when it is photographed.

Depending on the approved scope, priorities may include:

• Kitchens and bathrooms

• Visible surfaces and fixtures

• Mirrors and interior glass

• Floors, edges and baseboards

• Doors, frames and high-touch areas

• Dust removal from accessible surfaces

• Areas likely to appear prominently in listing photographs

This stage is completed before the photographer arrives so the property is ready when the photographs are taken.

STAGE 2: BEFORE WALKTHROUGHS

Keep the property ready to be seen.

Once the home is listed, everyday living can quickly affect its presentation. Dust returns, floors collect debris, bathrooms are used and fingerprints reappear on glass and fixtures.

The Before Walkthroughs service refreshes the home after the initial listing clean and prepares it for upcoming buyer walkthroughs.

Depending on the time available and the approved priorities, this stage may include:

• Refreshing kitchens and bathrooms

• Removing dust from visible surfaces

• Polishing mirrors and glass

• Cleaning floors

• Addressing fingerprints and high-touch areas

• Refreshing entrances and main living areas

• Correcting presentation details that developed after the first stage

This service can be scheduled once before an important walkthrough or arranged as ongoing maintenance while the property remains on the market.

STAGE 3: FINAL MOVE-OUT CLEANING

Leave the property clean and ready for its new owners.

After the seller’s belongings have been removed, Black Haven can access the areas that were previously covered or occupied. The final move-out service provides a more complete cleaning of the empty property before possession.

Depending on the approved scope, this stage may include:

• Kitchens, cupboards and accessible appliance areas

• Bathrooms and fixtures

• Empty closets and storage areas

• Baseboards, trim and window sills

• Doors, frames and high-touch surfaces

• Floors, edges and previously covered areas

• Interior surfaces that were inaccessible while the home was occupied

• A final review of the completed property

Move-out cleaning has a six-hour minimum. Add-ons and additional detailed cleaning can be included in the custom service plan.

Not every seller needs the complete three-stage service.

You may book:

• Stage 1 only for listing-photo preparation

• Stage 2 before an important buyer walkthrough

• Stage 3 for the final move-out

• All three stages as one coordinated pre-sale cleaning plan

When all three stages are requested, Black Haven can create a cleaning plan that follows the property from listing preparation through final possession.

Black Haven reviews the information and determines the recommended cleaning time, priorities and applicable minimums. A walkthrough or additional photographs may be requested for larger or more detailed properties.

4. Confirm the Appointment

Once the scope and pricing have been approved, Black Haven confirms the service date. Submitting a request does not automatically reserve an appointment.

5. Receive Your Service Report

After each visit, Black Haven provides a service report documenting what was completed, important observations and any areas requiring additional attention.

PRICING AND SERVICE MINIMUMS

Pre-sale cleaning is planned according to the stage selected, the property’s size, its current condition and the level of detail required.

Final move-out cleaning has a six-hour minimum.

Additional time may be needed for properties with heavy buildup, smoke residue, pet-related conditions or areas requiring repeated cleaning passes. If the property requires more than an ordinary pre-sale or move-out service, Black Haven may recommend a speciality or restoration cleaning assessment.

FREQUENTLY ASKED QUESTIONS

How far in advance should I book?

Submit your request as soon as the listing, photography or possession dates are known. Availability is not guaranteed until Black Haven has reviewed and confirmed the appointment.

Can I book only the final move-out cleaning?

Yes. Each stage can be booked independently.

Can Black Haven clean while we are still living in the home?

Yes. The Before Photos and Before Walkthroughs stages are designed for homes that may still be occupied. Please ensure the agreed cleaning areas are reasonably accessible.

Can you work within a specific budget?

Yes. Tell us the maximum budget and the most important areas. We can create a prioritised service plan based on the approved cleaning time.

What if the home needs more than ordinary pre-sale cleaning?

If we identify heavy buildup, nicotine residue, pet waste, prolonged neglect or another condition requiring a more intensive process, we will explain whether speciality or restoration cleaning is more appropriate.

Can add-ons be included?

Yes. Applicable add-ons can be included in the service request and reviewed as part of the custom plan.

Does submitting a request confirm the appointment?

No. Submitting a Service Request places the property in our review queue. The appointment is confirmed only after Black Haven has reviewed the information, approved the scope and provided confirmation.
