At Black Haven Property Services, our pricing is transparent. Standard residential cleaning is billed at $50 per cleaning hour, per cleaner, with minimum booking times based on the type of service.

Initial Cleaning
An initial cleaning has a minimum booking of four cleaning hours or $200.
The first visit normally takes longer because the cleaner is learning the home, addressing existing buildup and establishing the standard that will be maintained during future recurring visits.
The initial service also allows us to determine whether the requested recurring schedule provides enough time to maintain the home properly.
Recurring Residential Cleaning
Recurring cleaning has a minimum booking of three cleaning hours or $150.
This service is intended for homes receiving regular maintenance on a weekly, biweekly or monthly schedule. The time required depends on the size and condition of the home, the frequency of service and the tasks included in the cleaning plan.
A smaller or well-maintained home may fit comfortably within the minimum. Larger homes or homes with several bathrooms, pets or more detailed cleaning needs will usually require additional time.
Special pricing is available for clients who are located close together (Ex: Two homes located on the same street or two units located in the same building)
Move-Out Cleaning
Move-out cleaning has a minimum booking of six cleaning hours or $300.
An empty home is not necessarily a quick clean. Move-out services often involve detailed work throughout the property, including cupboards, drawers, appliances, baseboards, fixtures, bathrooms and areas that are difficult to access while a home is furnished.
The total cost depends heavily on the home’s size, condition and the level of detail required.
Restoration Cleaning
Restoration cleaning is billed at $100 per hour.
This service is intended for properties with conditions beyond ordinary household cleaning. Examples may include severe buildup, smoke or nicotine residue, long-term neglect, extensive pet contamination or other conditions requiring specialized planning and substantially more labour.
Restoration cleaning is assessed differently from recurring, initial or move-out cleaning because the work cannot be accurately compared to maintaining a typical occupied home.
What Is a “Cleaning Hour”?
A cleaning hour is one hour of labour completed by one cleaning professional.
For example:
One cleaner working for four hours equals four cleaning hours.
Two cleaners working for two hours each also equals four cleaning hours.
A team may complete the service in less elapsed time, but the total amount of labour remains the same.
What Affects the Cost of House Cleaning?
The size and layout of the home
Square footage matters, but the layout matters too. Multiple bathrooms, additional living spaces, several levels and numerous staircases can all increase the required cleaning time.
The home’s current condition
A regularly maintained home generally requires less time than one with accumulated dust, grease, soap scum, pet hair or mineral buildup.
If a home has not been professionally cleaned before, the initial visit will often require more time than the recurring visits that follow.
The number of bathrooms
Bathrooms are among the most detailed and labour-intensive rooms to clean. Walk-in showers, separate bathtubs, glass enclosures and heavy mineral buildup can add considerable time.
Pets
Pet hair, nose marks, tracked debris and buildup around feeding or sleeping areas may increase the amount of vacuuming, wiping and floor cleaning required.

Cleaners need clear access to the surfaces being cleaned. When counters, floors and furniture are heavily covered with personal belongings, more appointment time is spent working around those items.
Additional and detailed tasks
Inside appliances, cupboards, interior windows and other detail work require time beyond standard maintenance cleaning. These requests should be identified before the appointment whenever possible so enough time can be reserved.

Not every client needs the same service. Some clients want the entire home maintained, while others want the available time concentrated on bathrooms, floors or other high-priority areas.
When a time limit or maximum budget is provided, we can work through your priorities in order. However, a limited appointment may not allow every requested task to be completed.
